Combine the dry ingredients.
In a separate bowl, combine the wet ingredients.
Add the wet to dry and mix.
Pour mixture in a buttered 9x13 baking dish.
Bake in 400°F/204°C oven for 30-35 mins or until a toothpick comes out with a few moist crumbs.
A little more than half way through baking, glaze the top with some of the honey-butter.
Finish baking.
Remove when its done and coat with remaining honey-butter.
Slice and enjoy!
